No person- or entity-level identity check is on record for this company. A name match is not one.
The inclusion bar: two or more independent sourced evidence families. This profile is reachable but not in the ranked index. It is a statement about how much evidence we hold, and about nothing else.
We have not established fit. That is not a soft no and not a soft yes — it is unknown, and it is never counted as a qualified prospect.
Five evidence lanes (activity, capital, infra, hiring, ecosystem) as within-cohort percentiles, combined with evidence-breadth weights over the 60-company baseline cohort. The ± band widens with missing lanes — it measures what the score stands on. Scores publish at 2+ evidence lanes; this company's tape carries 1 (6 signals/60d), so no number is claimed.

Sharpest miss on record: “Airbnb will be worth 5 to 10 times its current valuation in 10 years.” — By the February 2024 deadline, Airbnb's market capitalization was roughly $85-100B, only about 1.2-1.3x its ~$75B valuation in August 2022, nowhere near the 5-10x predicted. [basis…

scale is the ultimate moat for a marketplace, right? Like network effects are amazing. And it's just, it's so fun to build a business that I couldn't imagine feeling this level of enthusiasm for the business we're building if I didn't understand and see every day how every unit of supply we add makes it better for every camper and every camper we add makes it better for every host. Like that, that to me, that scale, that network effect is what, you know, that's what's so exciting about the busin
it's like one of those great like Airbnb people they prove to the industry that a a weird idea that seems to be hard to Implement can become huge quickly that's what I love about Airbnb
the truth is people use Airbnb not just for the couch right I think half the value of Airbnb is not saving money that's the other half right the important half is meeting somebody who you might be able to chill with and you know get a couple beverages at a local place who speaks the language or you know understands the thing
this is net net in a sick demented way this is the best thing that could have happened to Airbnb as a brand... get ahead of the crisis and this will be a positive for them because right now there a 100,000 people you know 50 times a day watching a news story about this and uh they're going to check out Airbnb they're going to list their extra home or extra room or vacation home or whatever on it and they're going to start using it
if you use Airbnb and put your room up for rent you are a hotel that's it... there are things that Airbnb can do to make it better certainly they're going to give insurance... and um better checking of people validating of people
the alternative to this has been Craigslist which is the wild west right so this like must point they can totally Step Up
they're getting slammed really hard... never waste a crisis right these are the moments that you make your career and your and your company on so they've just got to step out get in front of it handle it and do something and they've done little so they need to do more
what about if Airbnb said I will only rent to people who are within one uh connection of me through Facebook or go plus it that would be totally reasonable look Airbnb should be like Facebook Facebook started with Harvard so everybody trusted that everyone else was from Harvard and then it moved down from there guess what I know a lot of people directly that would trash my place a lot of strangers
they were doing things like scraping Craigslist and you know sort of borderline stuff we reported on earlier which I really didn't have a problem with
I think they're going to attract that kind of a market
it's a so much a better user experience I mean night and day difference
I will say that this is the best thing that could ever happen to this company
I was told by an Insider that if they were a hotel in New York City they would be larger than the top five hotels put together okay how many hotels how many hotel rooms get completely trashed if this is even representative yeah let's say there there were a hundred interest uh incidents like this that went unreported from a proportional standpoint I'd say they're doing a pretty good job
but I mean when you start adding background checks and insurance into it uh all a sudden it's not going to be cost effective and so then you lose the competitiveness versus a hotel if you have to do a $20 background Che so this might be the real issue with the business it might not be a valid business versus you know some other types of Home Sharing sites or hotels I dis see if it's really a valid business model
I I think this was a very poor response I think this is the equivalent of letting all the internet trolls out there who anonymously anonymously trash everyone else just inviting them into your home I and I don't think their damage control is sufficient I think what they have to do is do some a little bit more checking on who they're letting to go into your home and uh I think this was insufficient at this point
their guarantee makes me feel more comfortable renting out my place or wanting to go to other places and you know what if you look at what they did versus BP I mean BP is a huge company with billions of dollars and still really never made like Mia CA like we take full responsibility and these guys did and I give them a lot of credit for it
I think maybe they were a little slow to react but I I think overall they handled it just fine I mean it's The Growing Pains of growing a company I mean they've got so many people using it you know what it's at some point this is bound to happen and there's no way they can realistically prevent any damage or fraud and happening in people's homes
Airbnb yeah all all a lot of the new like San Francisco the hot new thing Flipboard all these cats they're spending 50k on their videos
I mean if you went to the Airbnb one right on YouTube it has a million views whatever um that's a million people been educated
I think it definitely becomes an adult experience. I mean, I think there are different kinds of trips, not necessarily different kinds of travelers.
I think a hotel shopper and an Airbnb shopper can be slightly different demographics right there's only a 20% overlap right now yeah right and so if we can figure out a way to bring those 20% together could be really really cool.
those guys kind of woke people up to the idea of them and Airbnb like, 'Hey, maybe I should touch these kind of old cloudy businesses and do something with it, right?'
but the returns these days are a very bipolarized bipolarized yes speaking of the previous discussion exactly bipolarized yeah and it's it's they're they're driven by people who want to change the world it's not like the gaussian returns of the 90s right or like about everything comes out and is worth two to five hundred million dollars right
pay your taxes this is the greatest country in the world don't complain pay your taxes whether you're Amazon or Airbnb or anybody just pay your goddamn taxes okay you don't get to Skirt the Rules just because you think that you're somehow different because of Technology ... Airbnb is absolutely competing head-on with hotels right there's no reason they shouldn't pay a tax
this is something that Airbnb sort of championed right like they went out and did the photos of people's places so that the photos were big and beautiful and gorgeous
if you look at Airbnb and Dropbox and square yeah these are going to be multi hundred million doll businesses
regret from a investor perspective is when you didn't you had you you had disappointment plus the responsibility you had a chance to invest in something and you chose not to and that Airbnb being a good example um and you should have invested because it's worth a lot more now
that's why I was hired at Airbnb you know expectations you have hosts in all these countries who have never been given any training formally about the Art and Science of hospitality
I could see sir but I mean it's definitely going to go public at some point I mean come on the private Equity guys are not investing in it because it's not so I mean it's going to go public at some point that's just window dress
Airbnb needs to do a better job they've done a we've done a great job of saying here's our purpose as a company now we need to do a great job of helping every single one of our 750 employees feel like I understand my impact on a daily basis on the overall purpose
one of the airbnb's big risks is that you have to have a minimum level of consistency for people in the broader population to actually say yes I'm going to try Airbnb
Airbnb is doing that how is Airbnb doing it it's doing it based upon giving a person the sense that they can belong anywhere wherever you go you feel like you belong there you can live like a local
we've been able to create some level of trust that people will open their home and allow someone in and get paid by Airbnb as opposed to saying at when the guy's leaving or the person's leaving or the couple's leaving hey give me give me the money
there are millions and millions and millions of idol mattresses around the world and that's our opportunity
Airbnb is a small player overall where we're so big is that our growth trajectory
in 2016 we will surpass if we are on the same trajectory that we think we're going to be on we'll surpass Hilton in terms of the number of room nights that we actually offer to guests around the world will be the largest Hospitality
people got into it because of the money reasons and they stayed doing it because of the emotional benefit
Airbnb has now gotten to a size with 500,000 listings in 192 countries where that's happened but it it on the guest side yes it's affordable and it's localized personalized experience but on the host side frankly part of the value of this business model was it was started in the Great Recession and there were a lot of people who couldn't pay their rent or their mortgage and they needed to figure out a way to do it and this was a way for a micro entrepreneur to basically stay alive
Brian is a good example of this I'll speak if Brian were sitting here right now I'd say the same thing to him he's phenomenally good at helping our company get aligned around our mission our purpose and what it's all about and you hear that and he's a great speaker on that where we need to be better Airbnb I'm speaking about is meaning in work how is it that on a daily basis that what you the things that you do are having an impact and how do you know it's having an impact
I loved the meaning at work at Arabia B the idea that I was a disruptive innovator 27 years ago when I started a boutique hotel company at age of 26 arabb is a disruptive innovator today in the in the hospitality business the meaning atwork was there because we're basically a shared economy we are the role model for the shared economy and we are shifting how people think about Hospitality
Airbnb while it's all private and I can't tell you all the details it's a company that doesn't really need any funding because it's doing that well and it's a private company and it doesn't need funding and it has great investors but at this point it doesn't need funding so that tells you how it's doing
I think it really is and and not I mean what I struck out what struck me in the valuation too was the huge leap from the 2 point something billion it was valued at you know in two years ago or something so I mean I think it's you can't argue that Airbnb as a rocket ship I was just at this conference where one of the co-founders was speaking Nate talking about you know they're they're getting big in Asia now too you know a market where uh culturally that wasn't obvious that it would um get big an
I do think that they're the company that is changing Hospitality in tons of ways we have covered it obviously from the very start we have defined the conversation on Airbnb versus New York City in terms of the sharing economy issues that happen a lot uh next week There's a hearing um for the New York State versus uh Airbnb in Albany I think some sort of settlement is coming in 2014 and obviously the people who are putting money in it very very very smart private Equity guys are not going to put
we're looking at a product that because it solves a real problem it's so emotional with your your photos and videos of your dogs people talk about it
we have an incredibly High net promoter score ... a is above 90 which is unheard of apples is 70 low 7s
the truth is what people didn't realize about your Market is that you're not up against kennels you're up against um people's you know using their friends or people taking more vacation because they don't have to take their dogs which is exactly what Airbnb experience which was they're not competing with hotels they're generating more demand
we actually think the market is dramatically bigger than even the current spend because people don't like doing that and if you have an opportunity to pay say 20 or $25 a night and get GPS dog collar with photo and video updates and insurance and 24/7 customer care all the things that we provide we're expanding the market
I've got another guy here in in California uh who is a retiree so he's retired now he's always full he's watching three dogs at any given time and he's making probably 70 80 grand
more than 2third go through the meet and greet in advance
that's the biggest difference between Yelp and Craigslist and Google and all those things is that not only are we going through a vetting process but we're supporting the host and the customers from end to end
not only are we going through a vetting process but we're supporting the host and the customers from end to end
in California the rule is if you if you have more than three dogs then you're technically a kennel or a breeder and you need a license
the regulations that govern it differ not just by state but by city block because of different zoning
Airbnb had like a hideous logo for the longest time and it wasn't a that like really you know hindered them in the grand scheme of things
Airbnb is I'm unique places to stay from from local hosts
I sit on the curb and say you know what I really think that we're still just in the beginning of all this ... if you ask me if things are normalized will these companies as leaders in the new economy be worth those things absolutely
there's a colleague of mine whom you know whose um uh parents actually own a property here in the city and they rent it out literally like all year long um and you know they they get away with that that's that's an issue that's not probably a good thing right um for for the city overall
Airbnb has said they'll collect the taxes through the platform so that issue is pretty much solved it's more the illegal airbnbs that Airbnb is saying that's not our problem like Craigslist isn't turning over their people like why should we have to like mine our data it's also hard for us to figure out you wouldn't have like a rental car company get in trouble for like somebody speeding in their rental car right like that's the metaphor they use so they think the city should be doing the enforce
it's a clear victory for Airbnb
Airbnb, I think, is more supply constrained than demand constrained.
Yeah, and I heard Airbnb did this early on by saying... Because they knew that the second a location or a host had one review from a visitor and professional photos, that that actually made them many times more likely to be booked on Airbnb. Right. And so, what they would do is they would send their employees... This is what I've heard. They would send their employees and a professional photographer, and then once they got that one appointment, then the directory, the demand started to drive its
for a lot of uh you know what Airbnb's initial product was it was the demand for travel was there it was too expensive and people were going to get in the continental breakfast which was not very exciting. So you have both a cheaper and a better option uh that you put yourself right next to Expedia and you're cheaper and better and you start to win. Right. Right. More unique as well. Yeah. And in the end they end up being a lot more unique with um trips.
I actually work with Airbnb so kind of a kind of scary. Um but uh you know essentially with with trips which I believe is what they call the product you have to figure out is there existing demand for walking tours of the mission or things like that and if so probably not walking tours of the mission but probably walking tours of Paris.
Airbnb is the giver, the gifter of experiences where families can get together and share a summer before their son goes off to college. It is for that business person who doesn't want to eat the continental breakfast every day and at 4:00 wants to treat themselves to a tour of the Mission District.
Airbnb does this with credits. And it's a really big channel for Airbnb because they say, hey, invite your friends to Airbnb. And if they book a room, you'll both end up getting a credit.
Airbnb, which was originally called Air Bed and Breakfast. That's, again, might be long, but it's actually pretty easy to remember. And they have a great phrase, book rooms with locals rather than hotels.
And if you look at Airbnb as another example, everybody told them they should do cars. XYZ. And they should do all this other stuff. And they were like, yeah, I think this is big enough. Maybe we just keep renting up rooms until people stop, until we stop growing.
if you took just one ride in uber or gasped stayed at someone's Airbnb for as little as an you would have done so much more research than many folks who invested in those two companies and you would have impressed the hell out of the founders
your classic hotel guests weren't the types who stayed in Airbnb in the early days back when the service was for adventurous people
Brian at Airbnb staying in airbnbs
there are some companies that just have such an obvious business model they charge from day one an example of that would be Uber or Airbnb taking a percentage of everybody's transaction
Airbnb everybody knows Airbnb you rent your couch in the early days of Airbnb I remember it was such a unique business model people were saying why don't they have Airbnb for boats Airbnb for cars Airbnb for bicycles Airbnb for lawnmowers right well it turns out that those Concepts would have distracted them from the high margin high value deep product Market fit of renting out an apartment or an extra bedroom why did that work so well because they were getting paid a lar a decent margin a decen
those crazy five customers you just ask yourself can those F five crazy people turn into the maybe 40 people in the room who are hosts and then 90% of the room has stayed in Airbnb at this point
I don't even need to understand if Airbnb is going to work if that many people are going to raise their hand but of course in the beginning it was just those five crazy people who would stay in the apartment with the person now those five crazy people if you talk to them they would be able to sit there and tell you why this is such a great idea
the idea that you would allow somebody to sleep on your couch or in your extra bedroom when I heard that idea and I didn't have a chance to invest but I heard the idea very early and I was like oh like a serial killer
They apply AI all the time to fraud, to account takeovers, to figuring out whether a listing is going to be a good match for someone else.
we were in seed investors and Airbnb
Airbnb is an example those bed and breakfast were not connected. They couldn't market to the whole world. I can only if you're just by yourself you're disconnected. You can only market locally. That's that's a that's not as powerful of a business because most locals don't need to stay at the Airbnb. And so now when you connect them, you can you can advertise that bed and breakfast globally, then that business model makes a ton more sense.
well big fan of Adam I actually don't know what his plans are on this um a percent chance I think it's hard to tokenize a very large existing network okay because you know when folks have tried to bolt on economics on to things where they spend a lot of time optimizing all the social stuff yeah it tends to make people mad and so it's sometimes easier to do it over dinner
Airbnb wants to have their you know rooms booked you know as many times as possible
Airbnb is not a daily habit weekly habit or even a monthly habit it's a couple times a year habit that you travel and you might need a hotel and you'd want to look for an air B&B instead of a hotel room that's what's really incredible Airbnb and they need to make sure that they're top of mind for those couple times a year now if they don't see you when you do a bunch of your travel in the year then you're not really using air B&B in the way they want you to be using it but as long as you're usin
HomeAway was art with it were they are all the way with VRBO and homo I think VRBO existed yeah vacation rental by owner yeah which was for homes not rooms right bad user experience etc yeah yeah a legacy one web 1.0 business that some of us used to rent homes instead of for families but it wasn't like for travelers or bit certainly not business travelers
it's on the margins they're competing with hotels but in many ways they're bigger than the hotel business because they've induced people to travel more
I wonder Airbnb and people renting their apartments this has become an incredible source of income for people who couldn't afford housing therefore they stay with their neighbor or their sibling and they rent their house out five days a month they make $400 a night they make 1,500 so now they can afford the $3,000 a month apartment or the $4,000 a month mortgage payment but of course there could be upsetting their neighbors what are your thoughts on how to balance that John no wonder you think a
I'll think of like an Airbnb, right? Do you billions of dollars spent in hospitality, all this unused space where people could have better experiences. You know, if if things go all right, it could be this much in 5 years.
air B&B had really crafted that business and made it work and you see that over and over again with these great founders they have a craftsmanship to what they build
if you look at something like Airbnb or uber or Tesla or SpaceX these founders are gods they literally manifested a world-changing product out of their own sheer force of will
we saw this with you know Airbnb and uber and Dropbox when they raised those months arounds they've got this huge pile of cash sitting there a competitor is gonna have a hard time because they could lower their prices and increase their reach of the product do more marketing and really compete heavily
Airbnb I invested in when there were eight people so still pretty early
Airbnb took a little bit longer but it's still there
air B&B will be a hundred billion dollar company
if you go see a VC and you have an idea for a competitor to Airbnb and they are investors in there maybe you should never have met with them... they might if it's on your website take the page you know new airbnb.com slash concierge and email that link which is public to your competitor
somebody leaving in uber and airbnb we could be talking about millions of dollars for them to execute those options which they then can't trade cuz they're not public yet
you hope you can get an apple here and there or an uber or lyft you know Airbnb I mean all these things are getting there
one of the things that made Airbnb so special was that the hosts wouldn't shut up about it
Airbnb if you look they've got their fee they charge the consumer and then they've also got a small fee that's close to like the bits basically pass-through payment three percent they charge to the the host if you look they add up to a similar number and they don't reduce it it's crazy you could book at ten thousand dollar Airbnb stay they don't they don't kind of reduce that
with Airbnb it's getting easier more and more of their traffic is getting organic I think it was 60% of their traffic was organic ... that's very compelling
Airbnb is higher transaction size lower frequency that's okay too on the margin I'd actually take the higher frequency but Airbnb is working on increasing their frequency through experiences and other categories
Airbnb is a first mover with a strong brand and that network effect HomeAway was in the market but HomeAway was doing longer-term stays and Airbnb really pioneered this short-term stay category no one else in the united states kind of moved fast enough to the point where once they got enough of a name and there's something about listing your home where you have to have a high degree of trust and who you're gonna list your home with everybody got exit velocity and now they've got the strategic ad
which was part of the ordinary gional concept of air B&B but I think maybe people just want their room and to move on but the campsite is part of a 450 acre ranch
brand total it's just brand like Airbnb is brand you're 100% correct is the more affordable solution to a hotel
some hosts who joined hip camp enjoy making this income try Airbnb and then come back
the type of person that really enjoys an Airbnb which by the way great company love it use it all the time but it's a really great alternative to a hotel right
about Airbnb and how do you think about the competition from Airbnb unlimited resources massive customer base same business model
Airbnb these companies are amazing
I think the supply shift is gonna be really interesting on Airbnb they were they were founded by peer-to-peer and like unique people selling to unique people the property managers are huge on Airbnb and the question for me and I again I'm long Airbnb I think they're gonna be great is those property managers are they loyal to Airbnb or do they also post on home away on VRBO yeah they do both
I totally changed the behavior of everybody in the market
I think it's gonna work
I think what happened was probably growth as they hit the natural audience they might have started to have the growth rate slowed so then they said wait a second did we go public with the growth what would you rather do have the growth rate be slower so you were growing a 30% we're now 40 percent year-over-year and now you're down to 30 we'd rather take that hit or the margin hit
the regulators have come in it's harder to grow supply and I think then in the meantime bookings gone out of them and booking is now
I think with the IPO they've had to put in a bunch of stuff that maybe slows some of the spectacular growth
I think the biggest thing they ever offered was that insurance products where the first apartment got trashed and the next week they came very quickly and said right will guarantee you up to a million bucks that your Harmon will get stressed although people are like more about heads like mark please trash my apartment I need to redo it and I'll bet that they've probably paid that out like five times ever but what an amazing underpinning of a marketplace with a financial instrument
Airbnb ah so Atlassian eBay Oh God and then for each one you can see what were we thinking
Airbnb which has created more small businesses probably than anybody
maybe they have their extra shed in their backyard set up as a as an Airbnb or may to have an extra bedroom as an Airbnb or maybe they're working for a management company that's doing Airbnb all of that creates competition for workers
for something like Airbnb is kind of hard to get to couches and extra rooms
when you have those marketplaces you have to have supply first because you can't bring demand to Airbnb and say hey would you like to rent a place in Hawaii and there's no places so there is no choice but to have supply first
your airbnb position is is there any way to knock airbnb out i don't see it i don't think it's going to happen i think that that company will be here in 10 years
at different times uber and airbnb and other companies that had these large distributed hosts or workforces or drivers or other things they also try to think through how can we distribute stock to them or how can we make them partial owners in what we're doing
Airbnb was spending too much money that had too big of a staff. What did they do the second the pandemic happens? They cut a third of the staff. Now they're lean, they're mean. And they had their largest couple of months ever.
Airbnb is the hardest company to stop in 2021. Because it's so, it's so distributed.
Airbnb will be the biggest company, could be the biggest company in the world at Ventron because they're taking some of the most, it's such a big market. It's such a complex thing.
pitched airbnb as couch surfing but they said oh it's it's a great thing because you can rent people's couches and i went oh that's a terrible idea i'm not a terrible idea yeah
because it's kind of like the it's ebay but for space on this whole range and it goes of course you can include a couch but include a room an apartment a castle the whole thing
i'm gonna make you an offer to invest let's spend the rest of this time working together so you get a sense of me let's bring bring your challenges out put it down on on the table
unfortunately not to have been uh an investor and and and along the ride with a spectacular team doing an amazing transformation in the world
So Airbnb is a perfect example. They kept telling them, do boats, do airplanes, do lawnmowers, do experiences. And they just did experiences in like year six or seven. They waited. They waited because there was so much critical mass to have.
day of trading went up to 100 billion. This means Airbnb left $4 billion in cash on the table in this 113% surge.
Airbnb and Uber laid off staff when the pandemic looked like it was going to be acute. And then they also, they were able to scale their supply and demand.
Not to our knowledge, they didn't. They were happy being able to say, we don't own any inventory, largest hotel group in the world without any buildings, you know, that kind of talk. And also, it probably if you look at what happened with the pandemic and the slowdown they had just before coming back on, that would have been a double nasty hit to have a bunch of mortgages to have to pay for, you know, you look at asset light marketplace versus asset heavy.
And of course the short-term rental space, Airbnb and HomeAway VRBO, they're very, very different beasts. You cannot book a production in an Airbnb. It's in their terms of use. They will ban you for it. It's a bad thing because the impact of a production is very different from the impact of a family stay overnight.
